Tenant questions, straight answers.

Rent, deposits, maintenance, pets, and moving out. The answers below are how we actually operate. Your lease is always the final word for your specific property.

How do I pay rent?

Through your tenant portal: card, ACH bank transfer, or autopay, with your balance and payment history visible any time. And if the portal isn't how you want to pay, we also take wire, check, Zelle, and cash. Rent is due on the date stated in your lease; how it gets to us is up to you.

What happens if my rent is late?

Late fees and timelines are set by your lease and applied uniformly. The same policy for every tenant. If something has genuinely gone wrong, contact us before the due date; a conversation beforehand always goes better than silence after.

How do I request maintenance?

Routine requests go through the portal with photos. Emergencies (flooding, gas smell, no power, anything threatening safety) get a phone call at (407) 789-1002, any hour. See the Request Maintenance page for what counts as which.

Do I need renters insurance?

Most Alpha leases require it, and we recommend it regardless. The owner's policy covers the building, not your belongings. Your lease states the required coverage.

Are pets allowed?

It varies by property and is stated on each listing. Where pets are accepted, expect a pet screening, and pet deposits or fees per the lease. Never move a pet in without approval. It's a lease violation that's entirely avoidable with one email.

Can the landlord or manager enter the property?

Only with proper notice as required by Florida law and your lease, except in genuine emergencies. Inspections and repairs are scheduled with you in advance.

How do renewals work?

We'll contact you before your lease ends with renewal terms. Good tenants are the asset we work hardest to keep. If you want to stay, tell us early and we'll make it easy.

How much notice do I give before moving out?

The notice period is stated in your lease. Give it in writing through the portal so it's dated and documented. We'll confirm receipt and send you the move-out checklist.

How do I get my security deposit back?

Leave the property in the condition documented at move-in, normal wear excepted. Florida statute governs the timeline and any claim process, and because move-in and move-out are both documented and dated, deposit disputes with Alpha tenants are rare.

Who handles utilities?

The lease assigns them: typically tenants hold electric, water, and internet for single-family homes, with variations for multi-unit properties. Set up utilities in your name before move-in day.

What if I need to break my lease?

Talk to us first. The lease states the options and costs, and Florida law covers specific situations like active-duty military orders. An early conversation almost always produces a better outcome than an abandoned unit.

Who do I actually call?

One number: (407) 789-1002, call or text. Portal for payments and routine maintenance, phone for emergencies and anything you want a human for.

Maintenance emergency?
Active flooding, no power to the whole unit, gas smell, or anything threatening safety: call now, any hour. For gas or fire, call 911 first.
