Our screening criteria are published below. The same criteria, applied the same way, for every applicant. You'll know where you stand before you spend a dollar on an application.
Applications are evaluated on the following, within federal and Florida fair-housing law:
Verified income, documented by pay stubs, employment verification, or equivalent proof for self-employed applicants.
A credit review. We look at the pattern, not just the number. Recent evictions or unpaid balances to prior landlords are the significant items.
Prior landlord references, verified by phone where possible: on-time payment and how the property was kept.
Background screening conducted in accordance with fair-housing guidance and applicable law, evaluated individually.
Have these ready and the application takes about fifteen minutes: government-issued ID, your last two pay stubs (or recent tax return if self-employed), prior landlord contact information, and the application fee. Every adult who will live in the home applies separately.
Complete the application through our portal. The application fee is charged per adult applicant and covers screening costs. The amount is listed on each property's listing.
We verify income, credit, rental history, and background against the published criteria. Most decisions come back within one to two business days.
Approved applicants receive the lease and pay the security deposit to hold the property. Deposits are held per Florida statute.
Sign electronically, get your keys and portal access, and complete your documented move-in inspection.
Alpha Managed is an Equal Housing Opportunity provider. We do business in accordance with the federal Fair Housing Act and Florida fair-housing laws.
A commercial tenancy is underwritten on the business and the fit, not on a rental history:
Who signs the lease, how long the business has operated, and whether a personal or corporate guaranty stands behind it.
Recent financial statements or tax returns, reviewed against the rent and the term you're asking for.
Your intended use, hours, and any build-out required, checked against the zoning, the property, and the rest of the tenancy.
Prior landlord and trade references, verified by phone where possible.
Have these ready: the entity name and formation details, recent financials or tax returns, a description of your intended use and any build-out, and contact details for a prior landlord. If the entity is newly formed, expect a guaranty to be part of the conversation.
Tell us the space, the entity that will sign, and what you intend to do in it. A short conversation usually saves a long application.
We review the entity, the financials, and any guaranty, and we check the use against the zoning and the rest of the building.
We come back with proposed terms: rate, term, escalations, what the space needs, and who pays for it.
Lease executed, deposit and guaranty in place, and possession scheduled around the build-out.
