Retail, office, flex, medical, and industrial, from single-tenant NNN buildings to multi-tenant centers. Triple net, gross, modified gross and full service, including executive office. Lease administration, CAM, collections, maintenance, and reporting, run by a firm that manages more than 400,000 square feet across the Orlando metro. Owner distributions on the 1st of every month.
Our commercial clients are owners and investors who know what their asset should produce and want a manager who operates at that level: local owners with a center or two, out-of-state and international investors holding Central Florida assets from a distance, and family entities where the property is a long-term hold, not a flip. Some come to us at acquisition; more come to us after a manager who was fine at collecting rent turned out to have no opinion about anything else.
What they get from Alpha Managed is the discipline of an institutional operation scaled to a private owner: real lease administration, CAM handled correctly, capital planning with a horizon longer than this quarter, and a monthly report written by someone who walked the property and delivered, with your distribution, on the 1st.

The full task list, because "full-service" means nothing until it's itemized.
Every property runs on its own set of books in a dedicated account. Rent and pass-throughs are billed, collected, and reconciled, and on the 1st of every month, your distribution goes out. Advance funded, often before the tenant's rent has even cleared.
That's firm practice, and it changes what ownership feels like: your cash flow runs on our calendar's discipline instead of your tenants' habits. Behind the payment, the monthly report tells you what happened and what's coming: occupancy, collections, work completed, capital items with our recommendation. Statements, invoices, and bills sit in your portal, itemized per property, whenever you want the detail.
Delivered wherever you actually read things:
A commercial asset lives and dies on its leases. Managing one well starts with actually knowing what those leases say (every option date, every escalation, every reimbursement clause) and running the property to that document. Most management failures we inherit trace back to a lease that was filed instead of read: CAM billed on the wrong basis, an option deadline missed, an escalation never applied.
The second difference is the horizon. Residential turns over in years; commercial capital decisions play out over decades. Our reporting treats your roof, parking lot, and HVAC plant as the multi-year ledger they are, which is why a report from us will tell you when not to spend money as often as when to spend it.
And the third is the tenant relationship. A commercial tenant is a business with its own interests, and keeping a good one is worth more than winning a small argument. We enforce leases precisely and treat tenants like the counterparties they are, which is how centers keep their anchors and single-tenant buildings get renewals instead of vacancies.
These are the questions we'd want answered before trusting anyone with an asset. Ask them of every manager you're considering, including us.
Yes, though we'll tell you honestly what you need. A single-tenant NNN building with a strong credit tenant needs lease administration, insurance and tax compliance tracking, inspections, and clean reporting more than day-to-day operations. We scope the engagement to the asset, and the fee reflects that.
It depends on the property: asset type, tenant count, lease structures, and condition all move the number, which is why there's no rate card on this site. Send us the address and rent roll and we'll give you a specific proposal with the fee, the scope, and what you'd see from us on the 1st of every month.
We set CAM estimates at the start of the year based on budget, bill them monthly with rent, and reconcile against actuals after year-end, with the backup documentation attached, not summarized. Tenants get their reconciliation statements with enough detail that disputes are rare, and owners see the whole picture in the annual package.
Routine repairs under the threshold set in your management agreement (typically $1,000 for commercial assets, adjusted to your preference) are handled and documented without a phone call. Anything above it, and anything structural, comes to you with a scope and at least one bid before work starts. Emergencies that threaten the property or safety are stabilized first and reported immediately.
Cleaner than you'd expect. Once you've given notice under your current agreement, we handle the handover directly with the outgoing manager: leases and amendments, tenant contact records, security deposits, vendor contracts, keys, and open work orders. Most commercial transitions are complete within 30 days, and tenants get one clear letter about where to pay and who to call.
Alpha Managed operates under Alpha Equity Realty & Management, a licensed Florida real estate brokerage headquartered in Lake Mary, and carries the insurance appropriate to managing other people's assets. Details and certificates are available in every proposal, and we'd encourage you to ask any manager for the same.
Every commercial proposal from us is specific: the fee, the scope, the transition plan, and what your first report will look like. Send the address and whatever you have (rent roll, leases, last manager's statements) and we'll come back with something worth comparing.
