Single-family residences, condos, duplexes, triplexes, and portfolios across the Orlando metro, leased, collected, maintained, and reported by a firm that manages more than 400,000 square feet. Your rental income arrives on the 1st of every month, wherever in the world you happen to be.
Our residential clients own anything from one house they've outgrown to a portfolio built over decades: local owners who are done taking maintenance calls, out-of-state and international investors holding Central Florida property from a distance, and families keeping a home that matters to them in hands they trust. What they have in common is that they think of the property as an asset, and expect it managed like one.
That's what changes with Alpha Managed. The tenant is screened to written criteria, the lease is enforced as written, the maintenance is dispatched, documented, and photographed, and the money is accounted per property in a dedicated account. On the 1st, your income arrives with a report in plain language. The house stays a home for whoever lives in it, and becomes a clean line item for you.

The full task list, because "full-service" means nothing until it's itemized.
Your property runs on its own set of books in a dedicated account. Rent is billed and collected, expenses are paid and documented, and on the 1st of every month, your distribution goes out. Advance funded, often before the tenant's rent has even cleared.
That's firm practice, not a slogan, and it's what makes remote ownership feel effortless: your cash flow runs on our discipline instead of your tenant's habits. You get two documents, not one. The cash flow statement accounts for every dollar in and out, and it sits inside a full monthly report that explains the month in plain language: collections, work done, the renewal coming up. Every statement, invoice, and bill sits in your portal, itemized per property.
Delivered wherever you actually read things:
Residential management is where small failures compound fastest. A screening shortcut becomes a twelve-month problem. A slow maintenance response becomes a tenant who leaves. A vague move-in report becomes a deposit dispute. The entire discipline is doing unglamorous things (criteria, documentation, response times) exactly the same way every time, so the exceptions stay rare.
The other half is judgment. A good tenant who pays on time and mows the lawn is worth more than an extra $50 of rent from a stranger, and our renewal recommendations say so plainly. A repair done right once beats a cheap fix done three times, and the report will tell you which one you're being quoted. We manage houses the way we'd want our own managed, and we put it in writing every month.
Ask these of every manager you're considering, including us.
Against written criteria applied the same way every time: verified income, credit review, rental history with landlord contact, and background screening within Florida and federal fair-housing law. We'll show you the criteria before you sign, and we hold to them even when a fast 'yes' would be easier.
A dated procedure starts immediately: reminder, statutory notice, and escalation to the eviction process when warranted, handled with counsel. You don't chase anyone, and because owner distributions go out on the 1st as firm practice, your income doesn't wait on the outcome.
Repairs are owner expenses, paid from your property's funds with the invoice in your portal. Below the approval threshold in your agreement (typically $500 for residential, set to your preference), we handle and document. Above it, you approve first. Emergencies are stabilized immediately and reported the same day.
It depends on the property and the service level, which is why there's no rate card on this site. Tell us about the property and we'll send a specific proposal: the fee, what's included, and what your first monthly report will look like.
It's most of our residential business. Your report arrives by email, text, or WhatsApp on the 1st, your portal shows every document and dollar per property, and inspections come with photos. Owners in New York and owners in Dubai get the same information at the same time.
Yes. We collect the leases, deposits, keys, and tenant records, notify tenants with one clear letter about where to pay and who to call, and put the property on our calendar. Most residential transitions complete within two to three weeks.
Tell us about the property: where it is, who's in it, and what's been frustrating you. We'll come back with a specific proposal: the fee, the scope, and what you'd see from us on the 1st of every month.
