Something broken? Tell us.

A well-maintained property is our business model, not a favor. Report issues early and we'll get them handled. Routine requests go through the portal so everything is documented; emergencies get a phone call, any hour.

Emergency or routine?

Call immediately, any hour

Active flooding or a major leak you can't stop · no power to the entire unit · gas smell (call 911 and the gas utility first, then us) · fire or smoke damage · sewage backup · a door or window that won't secure · no A/C during extreme heat. Call (407) 789-1002.

Portal, answered promptly

A/C not cooling well · dripping faucets or slow drains · lighting and interior fixtures · pest concerns · door and lock hardware · appliance issues · garage doors · anything else that isn't a safety or property emergency. Include photos; it speeds everything up.

What happens after you submit

We review and dispatch

Requests are reviewed and assigned to a licensed, insured vendor. You'll be contacted to arrange access. Nobody enters without proper notice except in an emergency.

The work gets done

The vendor completes the repair and documents it (including photos) in the property's file.

We follow up

If it isn't fixed right, tell us and we send them back. The request stays open until it's actually resolved.

What tenants handle

Per most leases: light bulbs, smoke detector batteries (tell us if a detector is beeping or missing; that one we want to know about), A/C filter changes on the posted schedule, lawn care where the lease assigns it, and damage caused by occupants or guests. Your lease is the final word. When in doubt, ask us before you pay for anything.
