Every month. Advance funded, often before the tenant's rent has even cleared.
Alpha Managed runs commercial and residential property across Central Florida, more than 400,000 square feet of it. We lease, collect, maintain, and report. And on the 1st of every month, owners are paid. That's the whole pitch.
Every owner considering a manager is really asking one question: what actually happens after I sign? Here is a typical month, the same discipline whether you own one condo, one duplex, or an industrial park.
Dates are illustrative of a standard cycle. Owners choose advance funding on the 1st or traditional distribution once funds clear. Commercial mandates run on a negotiated calendar.
On the 1st of every month, every owner receives a report built for reading, not for filing: what came in, what went out, what we did, and what we're planning to do.
It's written in plain language with the numbers to back it. If a roof is year-three money and not this year's, the report says so. If a unit turned in nine days instead of twenty, it says that too. Two minutes to read. It posts to your portal the day it's ready, you get the notification, and every month before it sits beside it.
Every report carries the rent roll with $/SF and your net · new leases, renewals and the new rate · deposits collected · a repairs log with responsible party, status and spend · occupancy and vacancy count · showings with real tenant feedback and our pricing recommendation · and a video walkthrough of the property.
And a walkthrough you can watch. Every property walk is filmed and linked in your report, so you see your building, not a description of it.
On anything vacant: how many showings it got, what people actually said, and whether we think the price should hold or move. When the answer is “hold,” we say so and tell you why.
Delivered wherever you actually read things:
Commercial and residential under one operating system, because owners rarely stay in one lane, and neither do we. See all services in detail →
CAM reconciliation, NNN billing, lease administration, TI coordination. Retail, office, flex, and industrial across Central Florida.
And we read the leases for the caps. Where a lease allows recovery, operating costs go back to the tenants instead of being absorbed by you, reconciled annually against actual spend, each tenant notified individually of what's owed or refunded. CAM reconciliation is available on any commercial mandate.
Leasing, collection, maintenance, renewals. From a single home to a full portfolio, run to the same ledger. Section 8 tenancies welcome, with the housing-authority inspections and paperwork handled.
→ S.03Marketing, screening, and lease-up only. We hand the keys back with a qualified tenant attached and the file complete.
→ S.04Scoped, bid, photographed, and closed out. Capital work treated as capital, planned in the report before it hits the statement.
One Ocala triplex: rent up from $3,100 to $3,770 a month on $60,000 of work, about $100,500 of value at an 8% cap.
Tenant improvements and capital projects run as projects, scoped, bid, permitted, supervised, and closed out with photographs.
Trash, porter runs, minor repairs, and emergency call-outs handled by our own crew. Nights, weekends, and holidays covered. Billed by the hour, itemized in the report.
Licensed MEP contractors, roofers, and handymen we've worked with for years, plus permitted work run end to end, from pulling the permit to passing final inspection.
2025 at one of our flex parks: operating expenses came in at $101,203.57 against $117,390.76 the year before. The CAM rate fell from $4.63 to $3.99 per square foot. One tenant was owed $2,992.50 back, and it was credited to their next invoice.
After heavy rain we check roofs and ceilings before a tenant reports a stain. A leak found in March is a repair, and the same leak found in August is mold remediation. Fire sprinklers, risers and backflows tested and current on the commercial side; irrigation, HVAC and water heaters on the residential side. Service contracts kept current, not “due.” Buildings pressure-washed, because a property that looks neglected leases like one.
Deferred maintenance is how Florida owners lose money quietly. We'd rather spend $400 in the report than $40,000 in the budget.
Scale is how we afford the discipline. Tailoring is what you actually experience. Your properties, your numbers, your channel.

Three owners. Three portfolios. The same 1st of the month.

Credit like that doesn't sign with a manager who runs a loose file. Neither does a housing authority.
No names, no addresses, just the structures.
